Our structure has been imperative in the way we manage properties. We have adapted a system which allows landlords (no matter where their property is or what it is) to have one point of contact in our office. Our Senior Relationship Manager deals with all matters that relate to landlords needs, from controlling the application process, to overseeing ads, to inspecting properties for the purpose of maintenance/improvement recommendations to reviewing rent every 3 months. We feel that this role sets us above other property management offices who have inexperienced staff trying to achieve all these tasks and more.
We also have a Tenant Relationship Manager who looks after all tenant needs with the backing of support staff. We believe that a content and happy tenant is the recipe for a well looked after property. Our Tenant Relationship Manager is responsible for rent arrears, conducting 6 monthly property inspections, which are sent to our landlords with colour photos and details on every room. They are also up to date on new tenancy legislation to ensure that tenants and the properties are being looked after at a very high standard.
We have developed a database for prospective tenants, this tool allows us to send out all available properties to prospective tenants before the properties have been advertised. These tenants are all pre-qualified and allow them the possibility of viewing properties before an open for inspection.
We send out a monthly client newsletter, we provide information from both industry experts and also our opinions and thoughts on the current rental market.
We hold annual seminars for our landlord clients with key note speakers, not only is this a night where landlords can find out information about property investing and the state of the market, but it also gives us an opportunity to chat with our clients face to face.
